When you're new in real estate, it's hard to know which advice to trust. So why listen to me?
Experience is more than just someone's opinion because you can actually rely on it.
Today, every single person alive has some kind of opinion and advice on what you should do and how you should do it, even people with much less experience than you, so it's not going to be easy.
Would more theory from a textbook help you to sell more houses or would improving your weaker selling skills and techniques help you more?
Most agents are not taught and never do fully learn any selling techniques or skills when starting and I will try to help you learn, recognize and improve them because I know that in the mirror, you can not see what skills need most improvement. Unfortunately, it's only after months of low to zero success that many agents realize and recognize that some help or improvement is needed.
For more than forty years, I worked with buyers and sellers through thousands of successful real estate transactions.
Before entering real estate, I spent almost fifteen years as a licensed Floor Attorney at the Toronto Stock Exchange, buying and selling securities in another fast-moving environment where sound decisions and attention to detail mattered every day.
In real estate, every agreement, every negotiation, and every lesson I learned came from real-world experience and not from marketing slogans or textbooks.
Throughout my real estate career, I received numerous industry sales awards and recognitions from respected national and international brokerages, including the prestigious and coveted Hall of Fame recognition.
I am also proud to say that throughout my whole real estate career, I maintained a professional record free of disciplinary actions or regulatory fines or reprimands. A rare accomplishment RECO says.
More importantly, I spent decades watching what helps people succeed—and what causes others to struggle.
Those experiences became the foundation for Real Estate Rules of Engagement.
The Real Estate Rules of Engagement were created to help new agents as well as agents who have been licensed for a while but still somewhat struggling, looking for guidance, and show them where they may find information to recognize risks, find and learn better skills and techniques.
The Rules also help to inform buyers and sellers as well to avoid costly mistakes before they happen.
Real Estate Rules of Engagement is not about teaching people how to pressure, manipulate, or persuade others into doing something that may not be in their best interests.
There are many sales systems, scripts, and techniques available today. Some focus primarily on closing deals. This website focuses on understanding people.
The philosophy behind Real Estate Rules of Engagement is simple:
People generally know what they want to accomplish. The real skill is learning how to listen, ask better questions, understand their concerns, and help them make informed decisions that are right for them.
In my view, true selling is not about convincing someone to do something they never wanted to do. It is about helping people achieve their goals through knowledge, communication, professionalism, and trust.
If you are looking for shortcuts, pressure tactics, or ways to manipulate people into making decisions, you will probably not find them here.
If you are interested in becoming more knowledgeable, more professional, and more effective at helping others as well as yourself, then you may find something of value.
Real Estate Rules Of Engagement were created from over 40 years of real-world licensed real estate experience and thousands of completed buy and sell transactions and client interactions. For experienced and sound advice, you need more than 10-20 total transactions, and 3000+ transactions is certainly more adequate.
Through decades of working directly with buyers, sellers, and real estate agents while licensed, I learned that most costly mistakes happen long before people realize they are in danger.
Licensing courses often teach theory — but not the real-world pressures, risks, and emotional challenges that agents and consumers face when large amounts of money and legal commitments are involved.
