1. Pricing Knowledge & Honesty


 

Overpricing a property will absolutely reduce buyer interest, increase market time, weaken negotiations, and lead to repeated price reductions.

 

Important questions sellers may wish to consider:

  • Is the suggested price realistic?

  • Is the price supported by comparable sales?

  • Is someone simply telling me what I want to hear to obtain the listing?

 

 

Pricing mistakes can and will affect the entire sale process.

​2. Communication & Availability

 

Poor communication can create frustration, confusion, missed opportunities, and unnecessary stress during the listing process.

 

Important questions sellers may wish to consider:

  • How easy is it to get a hold of my agent now and will that change once I list it?

  • When a house does not sell fast like they said, many agents "hide and go dark", will my agent do that?

  • Why does it take 2 or 3 calls or messages to get my agent to call me back? Will that continue?

  • Will interested parties find it hard to contact my agent as well?

  • How fast does my agent return calls?

  • How often will updates be provided to me about important matters?

  • Am I listed with my agent OR their office?

  • Who will I actually communicate with?

  • How quickly are calls normally returned?

  • How are problems handled?

  • Am I being educated, informed or pressured?

  • Am I being rushed or pushed?

  • Do I need a certified home inspector or lawyer now?

  • Do I feel comfortable asking questions?

 

When listing a property you are choosing a representative to handle all communication about it to others, so it's best to choose one available to do that.

3. Marketing & Property Presentation

 

Some properties fail to attract proper attention because of weak presentation, poor photography, poor preparation, or ineffective marketing.

Misunderstanding conditions, timelines, financing clauses, or obligations can create major financial problems later.

 

Important questions sellers may wish to consider:

  • How will my property be presented?

  • What marketing strategy will be used?

  • What should be improved before listing?

  • How are showings handled?

 

 

Presentation can strongly affect buyer perception.

4. Negotiation Ability


Weak negotiation can sometimes cost sellers far more than they realize.
 

Weak negotiation affects all of these:

  • dollars received

  • conditions

  • repairs

  • timelines

  • buyer confidence

  • overall transaction stability

  • protections

  • overall risk

 

Important questions buyers may wish to consider:

  • How are difficult negotiations handled?

  • How are multiple offers handled?

  • How are low offers handled professionally?

  • How much negotiation experience does my agent actually have?

  • Almost 3/4 of all licensed agents sell less than 5 houses per year, so is that experience enough?

  • Is this person experienced in difficult or complex negotiations if needed?

  • Will they protect my interests under pressure?

5. Understanding The Listing Agreement

 

 

Some sellers discover too late that they listed with an inexperienced agent who misunderstood the market, or failed to recognize important concerns with the property.

 

Important questions sellers may wish to consider:

  • How long is the agreement?

  • Have the commissions charged for the sale been made clear and understandable?

  • Are there cancellation clauses?

  • What obligations exist?

  • What happens if I become unhappy later?

  • Does this person understand the local market?

  • This is my property so do they have the experience to protect my assets?

Buying a property involves more than simply liking the house.

6. Professionalism & Conduct

 

Sellers often ignore warning signs because they feel rushed, uncomfortable asking questions, or afraid of appearing difficult.

The overall professionalism of a representative can significantly affect the entire experience.

Important questions sellers may wish to consider:

  • Do I genuinely trust this person?

  • Do I feel respected?

  • Am I comfortable discussing concerns openly?

  • Does this person appear organized and prepared?

  • Are expectations being explained realistically?

  • Does communication feel professional and respectful?

 

Trust matters more than intensity.

7. Understanding The Working Relationship

 

Many sellers do not fully understand the agreements they are signing.

 

Important questions sellers may wish to consider:

  • How long does the agreement last?

  • Can it be cancelled?

  • Am i signing with an agent or their company?

  • What obligations do both parties have?

  • What happens if problems arise later?

  • How are viewings arranged?

  • How do we handle multiple offers if any arrive?

  • Do I trust this person?

  • Do I feel heard?

  • Do I feel pressured?

  • Am I comfortable asking difficult questions​

Understanding real estate rules of engagement is essential during all stressful financial decisions.

8. Understanding The Risks Of Selling

 

Many sellers underestimate the emotional, financial, and legal pressures that can arise during a sale. Working with a knowledgeable and experienced agent is key.

 

 

Important questions sellers may wish to consider:

  • What happens if offers fall apart?

  • What happens if the property does not sell quickly?

  • What risks should I prepare for in advance?
